Welcome to Carleton Terrace Park!

Our Carleton Terrace neighborhood was announced on December 13, 1923 by developers David P. Davis and his brother, M. H. Davis. They bought 100 acres along the Indian River and began developing homes within our community. The Park property was dedicated as a private park for use by the owners of Carleton Terrace.

The Park had been taken over by the City of Cocoa around 1963 until 2018 when it was determined that the city did not own the property. The McFarland Park Recreation Association, Inc. was formed on March 7, 2019 to maintain the Park for the Carleton Terrace subdivision. The  Park Association is organized under the Internal Revenue Code Section 501(c)(7) , Social Club designation.

Carleton Terrace Park Association Inc is a voluntary incorporated Social Club whose platted lot owners have chosen to pay yearly membership dues to maintain the Park’s beautiful green space in accordance with the City & Brevard County Ordinances and enjoy the security of the Liability and Workman’s Comp insurance policies.  The liability insurance is for incidents that occur on the common area Park property.  Amenities enjoyed are the boat launch, hatchlings in the stream, wildlife, and a good variety of green space foliage.

In 2022, the name of the Park was changed from McFarland Park to Carleton Terrace Park to redefine the location as private for Park use only by Carleton Terrace Subdivision.

As defined in the Articles of Incorporation and the Bylaws, the Board of Directors is elected by members each year to operate, manage, and maintain the Park property. We encourage persons interested in volunteering their services to the Carleton Terrace community to contact the voluntary Park Association. If a Park Association member is interested in participating as a volunteer or Board member opportunies are available.

Homeowners living in Carleton Terrace who choose not to become members of the Association are able to use the Park but will not benefit from the liability insurance held by the Association. We recommend you discuss insurance liability with your agent during homeowner policy placement or renewal. Most home insurance policies do not cover shared common areas and special insurance riders may be needed.

It is highly recommended that all members review the legal documents which govern the Park.  We have found that lot owners who know the purpose of the Park Association and know what to expect are the owners most satisfied with their membership.
